As a Technical Operations Engineer (Shift), you will provide the technical support that is required for monitoring, servicing, maintenance, and fault-finding on critical & non-critical infrastructure and associated equipment. You will ensure a reliable and effective service delivery that meets (and exceeds) our customers’ expectations and will work to the industry’s highest standards. Work with third-party vendors who maintain chilled water, air conditioning, ventilating, and other mechanical and electrical equipment, although you will perform some preventative maintenance on your own as necessary.
Responsibilities and Duties:
- Conduct planned and reactive maintenance on the critical building services infrastructure utilising CMMS systems in accordance with standard operating procedures.
- Conduct planned and reactive maintenance on the non-critical building services infrastructure inclusive of building fabric, electrical and mechanical infrastructure.
- Conduct routine plant inspections/site checks and monitor the Building Management System, responding to issues/anomalies/alarms found and ensuring that appropriate action is taken.
- Identify any non-compliant areas /faulty equipment and take corrective actions to address these within required timescales.
- Conduct routine Health and safety and statutory compliance tasks, inspections, and site checks to ensure site health & safety records are kept up to date
- Provide first-line response to all building services infrastructure on site, escalating as necessary, delivering draft incident reports, and calling out third-party contractors where specialist knowledge/skills are required.
- Assisting, as necessary, with scheduling of preventive maintenance, contracted maintenance, and general maintenance with minimum disruption of building services.
- Ensure that all works are carried out using a Safe System of Work with the use of approved change management, risk assessment, and method operating procedures. All work to be to industry best practice and meet statutory compliance as required.
- To produce, develop, and dry run method operating procedures, standard operating procedures, and emergency operating procedures for review and approval
- To assist in the issuing of permits and take responsibility for ensuring all sub-contractors working on site are supervised to work within the agreed limitations
- Operate the Quality Management processes developed by Digital Realty in accordance with company policy
- and specific standard operating processes.
- Ensure the appropriate Personal Protective Equipment is utilised by all engineers and all sub-contractors on site.
- Assist in the purchasing of critical spare parts and supplies as necessary as per the approval process and work to ensure that the use of critical spares is tracked, and stock maintained and updated.
- Adhere to the QHSSE Responsibilities Matrix
- Carry out other engineering/maintenance works as per management and site requirements
Additional Duties and Responsibilities:
Managing sub-contractors
- Completion of site inductions
- Issuing and implementation of permit-to-work systems to the approved contractor under the epermit system
- Review all sub-contractor RAMs issued and ensure all works are scheduled to be carried out in accordance with the customer’s requirement.
- Review contractor RAMS to ensure the risks to all hazards recognized are minimised by the control measures stated.
- Carrying out continuous sub-contractor monitoring
- Updating of sub-contractor logbooks as required
- Ensure plant and system affected by the sub-contractors work remain in a stable condition and pose no risk of loss of cooling or power to the customer’s equipment
Day-to-Day Activities
- Completion of plant rounds to ensure the smooth running of the Data Centre and highlight any potential plant
- failures in a proactive approach before a plant failure occurs.
- Monitor BMS system and ensure the smooth running and operation of the Data Centre facility.
- Respond to BMS system alarms and arrange/complete emergency repairs as needed.
- Respond to reactive tasks/incidents when required.
- Complete clear, concise, and detailed shift reports
Actions Required Due to site incidents and or accidents
- Log calls with the Digital Realty Global Command Centre, and ensure clear, concise, and accurate information
- is given to the GCC team
- Follow and implement stringent escalation protocol
- Stabilise the plant or equipment failure to minimise/eliminate any effect on the customer’s equipment
- Completion of detailed and concise incident reports
- Create incidents reports on Service Now and upload detailed incident report document
- Continuous plant monitoring to ensure the situation remains stable
Compliance Tasks
- Water treatment programs which consist of water flushing and tap temperatures
- Completion of remedial works as required following complete ion of water treatment programs
- Responsibility in relation to health and safety ensuring all site activities are compliant with health and safety legislation and safeguarding all persons within the building
- Completion of emergency lighting checks and complete remedial works required
- Completion of weekly fire alarm testing
- Completion of weekly disabled toilet alarm testing
- Completion of weekly fire suppression testing
Peventive maintenance
- Complete PPM’s to sufficiently maintain critical systems, these to include but not limited to the following:
- Generators, Chillers, HVAC systems, Fire suppression systems, Dry Air Coolers, Data Hall CRAH Units, and Air Handling Units.
- Update Insite and attached detailed PPM sheet
- Update PPM logbooks and file paperwork accordingly
- Make management aware of remedial actions required and take ownership of the issue until resolved
- Complete critical spares check monthly and report to the site supervisor as required
Reactive tasks
- Monitoring of Insite for any reactive tasks raised
- Continuous monitoring of building and responding to reactive jobs required
- Completing risk assessments for tasks
- Resolving reactive tasks rectifying the issue
- Close Insite tickets with a meaningful and brief description of remedial action undertaken
Site Reports
- Weekly Meter readings
- Monthly meter readings
- Monthly Generator readings
- Monthly MEUR reports
- Quarterly H&S snapshot reports
- Monthly customer power reports
Technical Operations
- Assist with site technical operations to ensure the site HV and LV systems are operating correctly and efficiently as per design specification
- Create clear and concise reports as per the technical operation carried out
- Produce, develop, and dry run method operating procedures, standard operating procedures, and emergency operating procedures for review and approval
Essential Knowledge:
- Computer literate with a good standard of IT skills and knowledge of Microsoft business packages
- Excellent verbal and non-verbal communication e.g., IT/written
