As a Senior Portfolio Analyst, you will oversee a variety of financial functions, including forecasting, leasing / investment analysis and budgets, completing ad-hoc portfolio reporting, presentations, analysis, and assisting in formulating recommendations to the Executive Leadership Team. Working closely with the Vice President, Directors, and Asset Managers within the Portfolio Management Group, you will track market data, construction and operating budgets, sales forecasts, and underwrite deal economics for a variety of lease transactions. What you’ll do

 

As a Portfolio Analyst, you will be responsible for the preparation and validation of monthly financial reports, annual budgets, quarterly forecasts, lease activations, and cash flow modeling of data center assets. You will be charged with consolidating information and relaying it back to the portfolio management team and property managers who oversee multiple properties within the region. Between quarters, you'll spend the majority of your time working with asset managers on lease analyses, developing cash flow models, tracking construction and development projects, refreshing market data, and tracking leasing activity. At the end of the quarter, you will assist with forecasting, budgeting, and reporting, which will include occupancy and variance analysis, capital planning, and redevelopment reports. More specifically, you will:

  • Prepare investment analyses for the portfolio management team on various properties.
  • Assist in the preparation and presentation of deals, and capital or other construction projects to our internal Investment Committee.
  • Track available supply, demand, and competition in various existing and targeted markets.
  • Research and compile market trends, activity, and competitor analysis data.
  • Manage the preparation and consolidation of annual budgets, quarterly forecasts, and long-term cash flow projections.
  • Generate and review monthly and quarterly reporting packages consisting of financial statements and ad hoc schedules for the region.
  • Create and update financial reports and analysis of data center and mixed-use assets.
  • Maintain, update, and review various portfolio databases within the region.
  • Track and analyze leasing statistics and trends within the portfolio.

What you’ll need 

The ideal candidate for this role will be a motivated and enthusiastic professional with some related experience, however prior experience with or knowledge of data centers is not required. To be a good fit for this opportunity you will have:

  • A bachelor's degree in Finance, Accounting, Business, Real Estate or a similar field.
  • 2 years of experience in real estate analysis/asset management, commercial leasing, commercial lending, or a financial analyst role is strongly preferred.
  • A strong understanding of real estate finance and fundamental concepts, including the ability to create financial reports, discounted cash flow models, and other analyses.
  • Working knowledge or understanding of Yardi, and Excel modeling. Prior experience with Argus is beneficial but not required.
  • A team player mentality, sharp communication skills, strong enthusiasm to learn, and resourcefulness in situations with limited guidance.
  • Proficiency with Microsoft products, especially Excel and PowerPoint.
  • Excellent written and oral communication and presentation skills.
  • The ability to think strategically and ask questions, work with data sets and numbers, and provide thoughtful, detailed analyses.
  • Meticulous organizational skills with the ability to multitask and manage projects to keep teams on track with deliverables in a high-pressure setting.
  • Ability to work in a fast-paced environment, operate with a strong sense of urgency, and turn in quality work quickly, under strict time constraints.
  • Painstaking and consistent attention to detail.
  • Flexibility, including willingness and desire to go above and beyond what is required of you.
  • The ability to learn and understand software quickly.
  • Interest and openness to receiving constructive feedback.
  • Although we do not anticipate much travel initially, you should be willing and able to travel periodically for training and to visit sites as needed.

To excel in this role, you will need to have strong communication and interpersonal skills and the ability to effectively work with individuals at all levels across the organization and in different locations. Collaboration is key here, and you'll call on your organizational agility to successfully coordinate with different stakeholders and departments across multiple time zones. You will need to be able to manage numerous assignments, identify priorities, exercise sound judgment, and proactively reach out to internal stakeholders for answers.
