Colocation Strategy & Planning Manager

Position Title:  Manager Global Colocation Strategy and Planning

Location: Dallas, TX

Your role

The role is primarily responsible for interpreting financial data for customer deployments in Digital Realty’s Portfolio, building and maintaining financial reporting of leasing metrics (e.g. pacing, pricing, availability), and underwriting business cases for capital requests. This role will support all groups within the Operations and Portfolio Management Group (Global Colo Strategy and Planning, Asset Management, and Finance). This includes building a cashflow model with empirically sound assumptions for:  pricing, inventory and product sales pacing, electrical power density, and capital expenditures. The candidate with work closely with the Asset Managers, Operations teams, and Executive Leadership team to create reports, organize data, and slide decks that will be relied on to guide corporate strategy and investments.

Additionally, the Manager, Global Colocation Expansion Strategy & Analysis will support other business plans for new market entry, margin improvement initiatives, improvements in the overall capacity delivery cycle, or similar activities.

This is a highly visible role that touches nearly all departments within the firm and requires exceptional financial skills, communications & influence acumen, negotiations skills and sound judgement.

 

What you’ll do

  • Drive financial data analytics and reporting to support Portfolio.
    • Provide historical leasing, pricing, and absorption and other financial metrics required for underwriting of IC submissions.
    • Support PMG and finance teams during quarterly reporting, and Quarterly Market Reviews.
    • Gather data and lease documents in Salesforce for renewal discussions and negotiations.  
    • Underwrite the development of Data Center Expansion Business Cases:
    • Own and revise the colocation expansion Investment Analysis (IA)/ Development Investment Committee Memorandum (DICM) templates for various expansion scenarios (e.g. leasehold, development, DLR TKD, international, etc.)
    • Ensure expansion projects are backed by sound financial measures & assumptions.
    • Lead cross functional teams and sub-teams in the development of sound financial case including:
      • Sales & Segments teams on opportunities that require demand and market input.
      • Operations and Engineering teams to ensure build-out costs, FTE requirements, and operational expenses are accounted for.
      • Legal for entity creation and input on localized tax laws
      • Accounting for addition of new locations codes into systems
      • Product Management, Marketing, and Product Marketing for budgeting of events, collateral, go-to-market planning, etc.
  • Be familiar with Digital Realty products & services, markets served, and apply corporate strategy to case development.
  • Understanding of colocation supporting departments & functions
  • Capacity reporting, Sales pacing analysis, forecasting of capacity needs for 3-to-5-year plan by market, ensure capacity is available to ensure revenue targets.

What you’ll need:

  • 4-year degree from an accredited institution in Finance, Business, or Real Estate (or equivalent experience)
  • 1-2 years of experience with complex financial models preferred
  • Knowledge of data center industry, financial services, or commercial real estate telecommunications preferred.
  • Fundamental understanding of quote to report (QTR) flow
  • Excellent verbal and written skills with the ability to be clear and concise
  • Knowledge of wholesale and/or retail data center industries
  • Strong budgeting and analytical skills
  • Attention to detail and excellent organizational skills
  • Experience with Oracle and Yardi a plus
  • Advanced proficiency in MS Office Suite including Outlook, Word, Excel (expert skills here), and Power Point
  • Ability to work in a fast-paced environment
  • Strong interpersonal and teamwork skills which include but are not limited to: relationship building, collaboration, influencing, and negotiating
  • Ability to work independently and within a team environment
